You find a house online.
You love the kitchen. The location looks perfect. The price is within your range.
And right next to the photos is a big button that says:
Schedule a Tour.
It feels like you’re simply asking to see the house.
But before you click that button, you should understand who you may be contacting—and how that connection can work.
You May Not Be Contacting the Listing Agent
Many buyers assume the “Schedule a Tour” button connects them directly with the agent whose name is associated with the property.
That may not be what happens.
Depending on the website or platform, your information may be sent to an agent who participates in that company’s lead or referral program.
But there’s another important distinction buyers often don’t understand.
The listing agent represents the seller.
Their job is to represent the seller’s interests in the transaction.
The listing agent can provide information about the property and arrange access, but buyers should understand the difference between contacting the seller’s representative and having a real estate agent representing their own interests.
So Who Gets the “Schedule a Tour” Lead?
Depending on the platform and program, agents may pay for leads, participate in referral programs, or agree to pay a portion of the compensation they receive from a closed transaction back to the company that connected them with the buyer.
The exact arrangement varies.
But in some referral models, that can be a significant portion of the agent’s compensation.
Most buyers have no idea this is happening behind the scenes.
Why does that matter?
Because buyer-agent compensation and representation are things you should understand and discuss before you choose an agent.
If an agent has a financial obligation tied to receiving your lead, that may be relevant when discussing the compensation connected to your representation and what the agent is willing or able to negotiate.
That does not automatically make the agent a bad agent.
But I believe buyers should understand how the connection was made and ask questions before choosing who will represent them.
Opening the Door Is the Easy Part
Seeing a house is only one small part of buying it.
The bigger questions come later.
What happens if the appraisal comes in low?
Could the property create financing concerns?
Is the condo eligible for the type of financing you’re using?
Are there HOA or metro district costs you need to understand?
Is a builder incentive actually the best option for your situation?
How strong is your offer beyond the purchase price?
What happens when a problem appears two weeks before closing?
Opening a door does not require transaction strategy. Getting from contract to closing often does.
The Agent You Choose Matters
A buyer’s agent should do more than schedule showings and write an offer when you find a house you like.
The agent you choose should help you ask questions, evaluate information, understand the transaction, and recognize when something deserves a closer look.
My perspective comes from nearly 30 years in residential real estate.
Before working full-time as a Colorado real estate agent, I spent years in mortgage lending as a loan originator, senior underwriter, manager, auditor, and trainer.
As a senior underwriter and manager, I personally made final approval and denial decisions on thousands of loans and appraisals.
I’ve seen transactions from a side most buyers and agents never see.
That experience affects the questions I ask today.
Before You Click “Schedule a Tour”
Ask yourself one question:
Do I just need someone to open the door—or do I want to choose who represents me through the transaction?
Those are not necessarily the same thing.
Before clicking a button and being connected with an agent you didn’t choose, consider talking with the real estate agent you actually want helping you.
Ask how they work with buyers.
Ask about their experience.
Ask how they are compensated.
Ask whether a referral company or lead platform is receiving compensation connected to your transaction.
And most importantly, understand who represents you and whose interests they are responsible for protecting.
